Frequently Asked Questions

Why should I hang my license with a referral company instead of going inactive?

In the state of Florida, an inactive license cannot legally earn commissions or referral fees of any kind. Parking your license with a real estate referral holding company like MC Homes Associates keeps your license active and compliant with the DBPR, ensuring you never miss an opportunity to legally get paid for a lead.

How much do agents pay on referral splits?

To maximize your revenue, we negotiate a 30% referral fee from the receiving brokerage for transactions under $250,000, and a 25% referral fee for transactions over $250,000. You receive 85%, agent split is calculated directly from those total incoming funds.

What are the rules for a referral-only real estate agent?

To legally exempt you from local MLS and Realtor® association dues, you operate solely as a matchmaker. Referral-only agents cannot access the active MLS database, hold lockbox privileges, preview or show homes, host open houses, or draft legal real estate purchase contracts. You are strictly in the business of introducing clients to full-time professionals.

Stop Paying MLS Fees. Start Earning Passive Income.

Don't let the real estate boards drain your bank account, and don't let your hard-earned credentials slide into expiration. For less than twenty dollars a month, protect your investment, safeguard your professional security net, and turn casual everyday conversations into closed referral checks.

How long does it take to transfer my license to MC Homes Associates?

The process is incredibly fast. Once you sign our online independent contractor agreement and submit your $19.99 monthly administrative fee, we will guide you through the Florida DBPR (Department of Business and Professional Regulation) portal transfer. In most cases, your license can be active under our referral holding company within 24 to 48 hours.

Do I need to be a resident of Florida to keep my license with you?

No. As long as you hold a valid, current Florida real estate license, you can hang it with us regardless of where you live. This makes our program ideal for agents who have relocated out of state or internationally but want to retain and monetize their hard-earned Florida credentials.

Are there any startup fees or cancellation penalties?

None at all. We believe in complete transparency. There are no setup fees, sign-up costs, or hidden onboarding charges. Furthermore, you are never locked into a long-term contract—you can transfer your license back to a full-service brokerage or go inactive at any time with zero cancellation penalties.

What happens if I don’t know a top agent to send my referral to?

If you don’t have a specific professional in mind, our corporate team will do the homework for you. We maintain an extensive network of top-producing, vetted Realtors® across various brands and independent brokerages. We will match your client with a localized expert who specializes in that specific property type and geographic market to ensure the highest likelihood of a successful close.

Can I refer commercial real estate deals or vacant land?

Absolutely. One of the biggest advantages of our program is its versatility. You can legally place referral leads for any type of real estate transaction worldwide—including residential resales, commercial leases, corporate building purchases, raw land, new construction developments, and luxury estates.

Can I submit a referral where I am the buyer or the seller?

Yes, you can utilize this program to capture personal savings. If you are buying or selling a property out of area (or simply want a full-time local expert to represent you), you can formally refer yourself to a full-time agent at another brokerage. When the deal closes, our holding company receives the referral check, and we pass 85% of it back to you. (Note: You cannot act as the direct agent on your own contract, but you can legally earn the referral commission).

Do I still need to complete my Continuing Education (CE) requirements?

Yes. To keep your Florida real estate license in an "Active" status with the DBPR, you must still fulfill all state-mandated Continuing Education hours and pay your standard DBPR renewal fees every two years. Parking your license with us eliminates Board and MLS dues, but state regulatory compliance remains mandatory.

What happens if a referral agent gets caught practicing active real estate?

Because our brokerage is not a member of the NAR or local MLS boards, our agents are strictly legally defined as "referral-only." Attempting to show homes, write contracts, or represent clients without local board compliance violates both association guidelines and our corporate policy. Doing so will result in immediate termination from the program to protect the integrity of the network.

Is there a limit to how many referral checks I can earn?

There is absolutely no cap. You can submit an unlimited number of buyers, sellers, and corporate leads to our network. Whether you bring in one referral a year or manage a massive digital lead-generation pipeline that closes multiple deals a month, your split remains a non-diluted, flat 85% of the incoming brokerage fee.
